News: Program - Deal Maker's Marketplace

Affordable Housing Deals made at 2004 Marketplace


Despite the weather, over 200 housing advocates attended the Nebraska Investment Finance Authority’s (NIFA) 2004 Affordable Housing Deal Maker’s Marketplace on January 27-28 at the Omaha Marriott Hotel. With over 20 “Deals” on offer (see the electronic Deal Book) and many more discussed, Deal Maker’s were able to negotiate in a comfortable setting with the housing resources at their fingertips.

During the conference, more than 20 sessions highlighted issues related to single family, multi-family and demographically driven developments. Keynote speakers included Scott Morgan, Host of HGTV’s Dream Builders and Dr. Peter Dreier, the E.P. Clapp Distinguished Professor of Politics, and director of the Urban & Environmental Policy Program, at Occidental College in Los Angeles. Both speakers highlighted the importance of bringing the issue of housing to the forefront and utilizing lessons already learned by others.

The 2004 Profile of Nebraska Demographics, Economics and Housing was also presented to conference attendees by Rob Gaudin, President and Director of Research and Planning at Western Economic Services, LLC. The report which includes statewide, regional and county profiles, will be posted on NIFA’s website by March 1, 2004.

Key findings in the study include:
  • Nebraska’s personal income growth is the fourth-fastest in the nation.

  • Migration trends indicate that people are flocking to the State.

  • Employment is rising.

  • In the last two years, about 18,500 new housing units have been constructed throughout the State, with over 7,300 single-family units added in 2002, the highest ever for a single year.

  • Housing prices are on the rise, with the value of new construction exceeding $125,000. Nebraska’s housing remains inexpensive compared to national norms.

At the Awards Celebration Luncheon held on Wednesday, the following people and organizations were recognized:

    Outstanding Lender (Most NIFA Mortgages) – Major Mortgage
    Outstanding Real Estate Professional – Kenetta Wallace – Metro, Bonnie Brown – Non-Metro, and Kay Fix – Non-Metro
    “Making a Difference” – Security National Bank, Northeast Housing Initiative, USDA-Rural Development, and The Allen Development Group.
    Most Creative Deal – Miami Heights –Commercial Federal Savings and New Community Development Corp.
